74 Townhouse, East 75th Street, New York
Pelli Clarke & Partners, the firm behind the Petronas Towers and Salesforce Transit Center, has completed its first-ever New York City townhouse, designed inside and out. After nearly five decades of building in New York, it is the first time the firm has taken on the city’s most iconic residential type.

THE 74 Townhouse sits on East 75th Street, just around the corner from THE 74, the firm’s pleated terracotta tower for Elad Group. As Rafael Pelli puts it, the project “gave us the opportunity to explore two very different scales of city living within a single project.” The firm approached the four-story house as a sculpture, carving natural materials into repeating, light-catching pleats and chiseled facets.

A few details worth a closer look:
• A richly carved red sandstone base that reinterprets the Upper East Side brownstone through a contemporary, high-performance lens, entered through an articulated bronzed metal gate and a doorway with integrated lanterns
• Tall windows framed between angled portals of textured white terracotta, rising to a trellised roofline that sets the house apart from the tower
• A geometrically faceted spiral staircase at the heart of the home
• Travertine, limestone, marble and oak floors laid in angled weaves, chevrons and herringbone that carry the façade’s pleats indoors, with modernist fireplaces in the dining room and primary bedroom

Partner Graham Banks adds that the townhouse’s intimate scale let the team “focus on the materials, proportions and craftsmanship that give a home its character, while carrying forward the neighborhood’s rich architectural traditions.”

Elad Group, a New York City-based developer
known for iconic residential developments, introduces Manhattan’s most compelling new residential offering: THE 74 Townhouse, with exclusive sales and marketing by Douglas Elliman Development Marketing (DEDM). A dramatic, 21st-century interpretation of the classic Upper East Side vernacular, this $14.5 million, standalone four-story townhouse serves as a masterwork of residential design. The home masterfully pairs the privacy of single-family living with the bespoke services and amenities of a world-class luxury
condominium.

Developed as the crown jewel of THE 74–Elad Group’s new 32-story luxury condominium at 201 East 74th Street–the 5,200-square-foot townhouse is nestled just around the corner on 75th Street. While THE 74 features striking terracotta architecture by Pelli Clarke & Partners and interiors envisioned by Rafael de Cárdenas, THE 74 Townhouse establishes its own distinct identity through bespoke materiality. Defined by a dramatically sculpted entrance, artisanal metalwork, and fluid interior stonework, the home marks Pelli Clarke & Partners’ first New York City townhouse.
“An architectural masterpiece that sets a new benchmark for Manhattan townhouse living, this distinctive residence brings contemporary artfulness to the Upper East Side,” said Elyse Leff, Executive Vice President of Marketing & Sales at Elad Group. “We are proud to present this one-of-kind residential offering that pairs the privacy of a townhome with the conveniences and sophisticated amenities of THE 74 just around the corner.”

“We are thrilled to bring such an extraordinary property to market,” added Christopher Salierno, Sales Director at Douglas Elliman Development Marketing. “THE 74 Townhouse offers a singular opportunity for buyers seeking the prestige and privacy of a classic Manhattan townhouse, completely reimagined with the modern conveniences and white-glove services of a newly constructed luxury condominium.
Sculptural Sanctuary
Asserting a grounded, distinct identity that brilliantly complements THE 74, the townhouse’s main entrance sets a distinguished tone. A richly carved red sandstone base celebrates the historic warmth of traditional brownstones through a modern, high-performance lens. An articulated bronzed metal gate and a doorway with integrated lanterns provide a cinematic transition from the bustling streetscape into a private haven.
“We approached The 74 Townhouse like a sculpture, carving natural materials into repeating, light-catching pleats and chiseled facets,” says Craig Copeland, Sculptor and Principal Designer at Pelli Clarke & Partners. “As our firm’s first New York townhouse with interiors of our own design, we carried these textures inside and out, creating intimate living spaces and a distinctive exterior street presence, resulting in a contemporary home that respects and adds to the architectural legacy of the Upper East Side.”
Inside, the residence is anchored by a geometrically faceted spiral staircase—a true architectural focal point envisioned by Copeland and his team at Pelli Clarke & Partners. Travertine, limestone, marble, and oak flooring are laid in simple angled weaves, chevrons, and herringbone patterns, beautifully echoing the pleated design of the façade. Modernist fireplaces in the dining room and primary bedroom provide seamless continuity to the property’s masterful craftsmanship.
Beyond the stunning interiors, the home offers a rare commodity in Manhattan: abundant outdoor space. Juliette balconies with French doors on the second, third, and fourth floors, a gracious trellised rooftop, and a secluded backyard terrace provide an array of serene escapes from the bustling city.
“THE 74 Residences and Townhouse continues Pelli Clarke & Partners legacy of residential work in New York, echoing our longstanding commitment to creating homes that enrich the lives of their residents and respond to the neighborhoods they belong to,” says Rafael Pelli, Partner at Pelli Clarke & Partners.
A Cultural Dialogue with Hollis Taggart Downtown
To elevate THE 74 Townhouse’s bespoke staging by RH, Restoration Hardware, Elad Group has partnered with NYC gallery Hollis Taggart Downtown to host an exclusive art exhibition within the residence. Featuring works of art by prominent contemporary artists including Anna Pietrzak, Osamu Kobayashi, Tommy Fitzpatrick, Alexandros Vasmoulakis and Edward Holland, the curatorial concept brings contemporary art into direct dialogue with the home’s classic proportions and modern finishes.
“Our curatorial concept places contemporary art in direct dialogue with the townhouse’s architecture and interiors,” said Paul Efstathiou, Director of Contemporary Art at Hollis Taggart Downtown. “By highlighting THE 74 Townhouse as an embodiment of contemporary timelessness, the exhibition creates a dynamic cultural experience within an extraordinary residential setting.”
Unrivaled Condominium Amenities
Townhouse residents enjoy full access to the exceptional perks of THE 74, including a finely detailed library lounge and an adjoining secluded private garden, and the highly coveted social club, The Panorama Club, featuring a dining room with a custom marble wet bar, a state-of-the-art fitness center with a dedicated Pilates studio, and a children’s playroom.
