Step inside a world of glamour and elegance at THE 74, an ultra-luxury condominium development making its debut on the Upper East Side. Renderings and photos of its interiors provide a glimpse into daily life inside what its developer describes as the neighborhood’s new “it” building.

“The 74 epitomizes modern chic on the Upper East Side, capturing the attention of all who pass by,” described Barbara Russo, director of sales for the tower. “Every corner exudes an invigorating energy that lights up the faces of potential buyers visiting the sales gallery.”

The 420-foot-tall building, with 35 floors — including three utilized for mechanical systems —which was developed by the Elad Group, designed by the international architecture practice Pelli Clarke & Partners, and marketed by Douglas Elliman, contains just 42 exclusive homes.

While its address is 201 East 74th Street, the elegant tower — with a pleated white facade that takes references from the Art Deco movement — has a large entrance on Third Avenue between East 74th and 75th Streets, and rises from a lot that wraps around and cantilevers over an older, low-rise building near the corner of East 74th Street and Third Avenue, next to JG Melon.

THE 74 is one of two high-rise luxury condo developments on the block, the other being 200 East 75th Street, reportedly set to be the home of a New York Mets slugger, as Upper East Site previously reported.

“We created THE 74 for the Upper East Side buyers who want a modern home that reflects their modern lifestyle,” said Orly Daniell, President of Elad Group, in a statement, describing the building as “what this neighborhood has been missing.”

Residents have already begun to move into THE 74, a spokesperson for the building confirmed to Upper East Site, and have the opportunity to indulge in its posh amenities, including a spacious, light-filled lounge, a gym, a private dining room and a children’s playroom, all located on the 16th floor with sweeping views of the city down below.

A private garden and a ground-floor library lounge, along with a lobby featuring a marble desk, complete the lavish experience.

The apartments themselves, featuring white oak flooring and bespoke hardwood millwork in the kitchen and bathrooms, are complemented by floor-to-ceiling windows crafted by the Italian glass supplier Polito Serramenti.

The kitchens feature stained ash cabinetry, polished Bianco Ice marble countertops and fully integrated Miele appliances, with select residences also containing Sub-Zero wine refrigerators.

The tower is complemented by a five-floor, four-bedroom, four-and-a-half-bathroom, 5,069-square- foot modern townhouse that is part of the same development, stretching to East 75th Street and featuring a roof deck and a spiral staircase.

Prices for the residences in THE 74 range from $1 million for a 505-square-foot studio on the fourth floor, to $25 million for the 5,264-square-foot, four-bedroom, five-and-a-half-bathroom penthouse with 1,589 square feet of outdoor space, or $14.5 million for the townhouse, according to the condominium offering plan filed with the New York State Attorney General’s Office.
